RENTAL INFORMATION
All rentals must be for a term of “no less” than ONE YEAR. It is the Shareholder responsibility to submit their tenant’s lease to the
Management office.
CARPET POLICY
All units are required to be 80% carpeted. Small pieces of runners and small sections of scattered thin mats are NOT acceptable.
Carpeting must have padding. You may install either wall-to-wall carpeting or heavy-duty area rugs (and padding) that extends to at least
12” from each of the walls. Purchasing a unit with “refinished hardwood floors” does not except you from the carpeting policy of the
Rules and Regulation of the Association. The Association will assess fines to those who fail to comply with this policy. ALL FLOORS,
EXCEPT KITCHEN AND BATHROOM MUST BE 80% CARPETED!
MOVE-IN/MOVE OUT POLICIES
We would like to inform you that effective immediately the following list of Rules and Regulations regarding the Move-In/Move-Out
procedures are in effect:
All move-ins/move-outs must be scheduled with the Superintendent at least one week prior to the move.
A three hundred ($350.00) dollar deposit (by check or money order) is required at least one week prior to your move (made payable to
Bella Vista Owners, Inc.). If no damage occurs to the common area property and no expenses are imposed on the building due to your
move, the deposit will be refunded.
All move-ins/move-outs must take place through the rear of the building. There will be no exceptions. Anyone found in violation will
not be refunded their move-in/move-out deposit.
After your move-in/move-out is scheduled, your moving company must submit a Certificate of Insurance (via fax @ 201-798-8588 or
mail) to MEM Property Management Co.
To insure that the elevator is available to you for your move-in/move-out it must be reserved by calling the Superintendent at
(201) 944-0137 at least one week in advance.
The elevator will only be available during the hours of 9:00am to 4:00pm, Monday through Saturday. If moving continues after 4:00pm,
the building may be faced with an additional labor cost at a premium rate. This additional cost would be deducted from the deposit.
Moving is strictly prohibited on Sunday and Holidays.
The apartment that is being vacated must be left in “broom clean” condition. A follow-up inspection will be done by the building
Superintendent.
Failure to abide by the above procedures will result in a fine/penalty in the amount of $500.00 being assessed to the Shareholder of the
move-in/move-out unit.
DELIVERIES
All deliveries must be made between the hours of 9:00am and 4:00pm, Monday through Friday. If a delivery is required after hours or on
Saturday or Sunday, the Superintendent MUST be notified.
Deliveries of large bulk items (i.e., furniture, appliances, etc.) must be made in the rear of the building. There will be no exceptions.
These procedures are being implemented to improve the general living conditions and to enhance the lifestyle of the complex. Your
cooperation in this effort will benefit everyone who lives at Bella Vista.
MOVING TRUCKS/VANS
All Residents are assigned parking spaces. During your move-in/move-out, please be certain that your moving company does not block or
park in any assigned parking space. Any vehicle that is blocking or parked in an assigned parking space will be towed AT THEIR OWN
EXPENSE.
