Leadership Workshop
To begin 2021, the NSR Board of Directors, committee chairs, and sta gathered on
Zoom for the 2021 Leadership Workshop.
With a focus towards a more inclusive tomorrow, NSR Leaders heard from Jamie
Langowski, a Suolk University Law School Clinical Fellow, on the importance of
understanding and surmounting Implicit Bias. Tyson Lynch, Chair of the DEI Task
Force, also outlined a recommendation that was approved the following week by the
Board of Directors for a comprehensive Diversity, Equity, & Inclusion Strategy.

Our Thanks
After 17 years of valued service, Susan Kline
retired from NSR in April. There are no words
that could accurately and honestly describe
what Susan has meant to this association.
NSR wished goodbye to the long time CEO
with an outside drive-thru in celebration of
her service.
In the fall, Jordan Berger welcomed into the
world a baby boy named Hunter. After much
thought, Jordan ultimately made to decision
to pursue opportunities that would allow for
more time with her wonderful baby boy. She
served as Administrator of Customer Service
& Education for 4 years.
NSR wishes Susan and Jordan nothing
but the best in their future endeavors.

100 YEARS AS AN ASSOCIATION
2021 marks the 100th anniversary of
North Shore REALTORS® as an association!
This discovery was sparked by the
NAR Librarians who produced records
of the 1921 incorporation of the Lynn
Real Estate Board.
Unfortunately, many of the documents from the
Lynn Real Estate Board have been lost but through
the NAR Library we do have access to several
pieces that show our history. The name might have
changed, but the legacy of REALTORS® in Lynn and
the surrounding communities lives on.

As REALTORS® this a vision we promote and
embrace and one that I hope for all 23 of the
communities we serve every day; because we

North Shore REALTORS® History
NSR is the combination of 4 dierent boards: The
Lynn Real Estate Board, the North Shore Real Estate
Board, the Cape Ann Board of REALTORS®, and the
Haverhill Board of REALTORS®.
In 1923, our namesake the North Shore Real Estate
Board was incorporated in the city of Salem. In 1958
the North Shore Real Estate Board would become the
Greater Salem Board of REALTORS®.
By the 1980s the local boards began to merge. First, in
1981 the Greater Lynn Board of REALTORS® dissolved
and was incorporated into the Greater Salem Board of
REALTORS®. Soon after in 1985, the Cape Ann Board
of REALTORS® merged with Greater Salem and in 1995
Haverhill followed suit and merged as well.
Art Zweil presided over the unification of the Greater
Lynn and Greater Salem Board as the Greater Salem
President. Stephen Horne worked closely with the 1985
Cape Ann merger as Greater Salem Vice President.
Both are still active NSR members! We thank them and
all others who helped shape our rich history.
In 1996 the North Shore name returned as Greater
Salem Association of REALTORS® became the North
Shore Association of REALTORS® in a tribute to how
they started and how they had grown.

North Shore Economic Summit
NSR members tuned in virtually to attend the March Membership Event – an Economic Summit
focusing on the North Shore.
The NSR Economic Summit was packed with need-to-know information on how the economy
had changed through the pandemic and where our experts saw the economy going in the
future. Our two Massachusetts economic experts discussed topics ranging from employment,
wages, transportation, population changes, how the pandemic has aected certain segments of
the population dierently, and more.

NSR ADVOCACY
In June, NSR met with 16 North Shore state legislators over
3 separate meetings to advocate for homeownership and
private property rights. This constitutes our largest coordinated
outreach eort with state elected ocials to date.
Discussions focused on the following:
Thanking the Legislatorsfor passing Housing Choice – This
landmark legislation now allows for a simple majority vote
to pass many important zoning changes to increase housing
and housing options.
Opposition to a Sales Tax on Homes – A sales tax on
property transfer (commonly called a Transfer Tax) increases
the barrier to homeownership and puts the hardship of
paying for community wide benefits on a small segment of
the population.
Supporting First Time Homebuyer Saving Accounts – A
successful eort utilized in many other states, First-Time
homebuyer Savings Accounts would allow potential
homeowners to build a down payment in a tax-advantaged
savings account.
Opposition to Rent Control - Rent control unlevelsthe
playing field which restricts investment, disincentivizes
private rental units, and has been historically demonstrated
in this region to be ineective for the intended purpose of
creating aordable rents.
Support for the new Fair Housing & Diversity Education Bill
REALTORS® are committed to Fair Housing and integrating
Fair Housing and Diversity education into the license
continuing education requirements only makes the real
estate communities stronger and better equipped to provide
services to all.

positions on housing, NSR utilized the candidate questionnaire
for both the Lynn mayoral election and the 4th Essex District
Representative seat. Information from these questionnaires is

NSR ADVOCACY
NSR’s annual Town Monitors training focused on Inclusionary Zoning. 17 of our 23 North Shore cities
and towns have some type of Inclusionary Zoning policy in place and discussions around adopting or
adapting policies are becoming more commonplace. Patrick Maguire, NSR, Catherine Rollins, MAR and
Melissa Horn, NAR, reviewed what Inclusionary Zoning is, what it looks like on the North Shore, and how
REALTOR® associations are addressing this zoning policy nationwide.
The focus of Inclusionary Zoning is to require the construction of Aordable Housing units in
development projects that exceed a set threshold of units. The specific requirements will dier from
community to community but in each policy, there must be balance between the need for lower cost
housing options and keeping private development viable.
Town Monitors act as the “eyes and ears” of the association by identifying local advocacy issues.

NSR ANNUAL MEETING
After over two years, NSR met back in person for our exciting October
Annual Meeting, Awards, and Installation of Ocers & Directors at
the Danversport! REALTORS® and Aliates gathered to celebrate the
accomplishments of 2021, recognize our standout award winners, and
congratulate the incoming 2022 leadership.
After impassioned remarks from 2021 NSR President Timothy Shea,
several committees reported on the successes in 2021. The annual meeting
portion of the event provided valuable information about NSR’s incredibly
successful year, including:
DEI recourses continue to expand, including a new section
of the NSR website
$12,375 raisedfor our Welcome Home Basket drive in
coordination with YMCA of the North Shore
NSR’s advocacy to support the creation of additional housing
options like by-right Accessory Dwelling Units
In 2021, NSR members invested $41,555 including
pledgesinRPAC and NAR PAF
It was announced that in 2022 dues will be DECREASING by
$20 and all 2022 CE classes will be free to NSR members!
The Installing Ocer Dawn Runi, 2021 MAR President-Elect, directed
the last portion of our event with the installation of a fantastic 2022 Board
of Directors with 2022 NSR President Karen Hanson at the helm.

Following the Commitment to Diversity, Equity & Inclusion
adopted in 2020, the NSR Board of Directors approving the
“NSR Strategies to Further Our Commitment to Diversity, Equity
& Inclusion” in January. These strategies embody the need for
complete incorporation of DEI principles into the day-to-day
operation of the association.

The Leadership Development Workshop featured implicit bias

Members of the Board of Directors and DEI Task Force

NSR promoted Fairhaven, the new NAR Fair Housing

The Fair Housing CE class was hosted by the NSR school

Built relationships with the new DEI Directors for the cities of
Beverly and Lynn as well as held discussions with local City
Councilors about ongoing eorts around DEI and Fair Housing
Engaged brokers to see what tools and materials would be
most engaging for agents to make sure DEI and Fair Housing
resources are available in a way that works best for you.
Created a Diversity, Equity, & Inclusion section on the NSR
website for consumers, agents, and brokers.

While in-person events were still on hold, NSR Major investors answered the challenge set forth by our
RPAC Work Group through video. For the second straight year without the Dine-Around-Challenge (our
largest investment event), NSR set another new record with 6 Crystal “R” Major Investors and increased
investments by over 40% from 2020!
In May, NSR hosted the first ever Trivia Night raising a total of $2,940 for NAR PAF. Participants tapped
into their pop culture knowledge for six rounds of virtual trivia with questions focusing on the North
Shore. Thank you to all who participated in this fun-filled night of trivia and congratulations to RE/MAX
360 as our Trivia Champions!

Legislators who are housing champions open the doors to
an understanding of why homeownership matters and what
is vital to the future success of the real estate industry.
RPAC and NAR PAF investments support those champions
in a variety of dierent ways, including direct contributions.
The laws that are passed today will determine the future
legal environment within which you will have to conduct

MAR Awards Wellspring
House $1,500 Grant
In addition to the YMCA project, NSR also secured a
$1,500 grant for Wellspring House in Gloucester. These
funds assisted their mini-grant program. Due to the
economic downturn caused by the pandemic, calls to
Wellspring’s Homelessness Prevention Line rose nearly
70% in 2020. The mini-grants may be used to help a
family catch-up on utility bills or cover partial rental costs
while they are waiting for unemployment benefits or a
new job to begin. 100% of the families who seek help
through Wellspring live on the North Shore and most
have extremely limited funds, typically living at or below
the Federal Poverty Standard. More than in any other
year, Wellspring is responding to families’ needs for funds
to solve a critical and time sensitive housing barrier.

NSR Delivers for the 67 Residents
of Cabot Street House
The Cabot Street House in Beverly is a YMCA of the North Shore
property that provides single-occupancy units to individuals
experiencing housing insecurity or homelessness. Renovations
are adding 40 units to the 27 already present on site. To assist the
27 residents returning to the original units and the 40 residents
that can now be serviced, NSR’s Community Involvement &
Investment Work Group organized an eort to deliver Welcome
Home Gift Baskets.
The Work Group started by submitting for and attaining a $1,500
grant from the MAR Charitable Foundation. Outreach eorts
during the summer raised an additional $10,875 to put the grand
total at $12,375!
Utilizing the funds raised, the Welcome Home Gift Baskets (laundry
baskets) were filled with items such as bed/bath linens, basic
kitchen items, cleaning products, and other household necessities.
During REALTORS® Are Good Neighbors Week, a collection of NSR
volunteers packed the baskets for delivery. Thank you to Pam Cote,
Andrea Della Valle, Jan Pierce, Roberta Tiplady, Linda Turcotte,
and Michelle Weidler for assisting with the packing.

Community Partners, all 6 First Time Homebuyer
Counseling Courses sold out for the first time ever!
NSR remains committed to making homeownership a
reality for all. In this course, which is continually refined
by NSR members, aliates, and partners, attendees gain
access to industry experts that provide real world first-
hand knowledge as well as a homebuyer counselor that
can guide them through the process as a whole.
For the attendees, once they complete the course, they
receive a certificate that allows access to MassHousing
Partnership’s ONE mortgage, MassHousing mortgages,
HUD mortgages, home ownership lotteries, and a variety
